your home inspected; this will allow you to do repairs now while it
is easier.
If your house is in a better market it is a good idea to ask for letters of pre-approval before any offer is made. If your market is not as hot you should require them anyway, but give potential buyers a week or so to get it. The most important thing to completing these transactions at the right time is to make people commit to a certain date. By doing this you give yourself the best chance of completing a dual closing.
