Question by : Mortgage with existing debt and no money down?
I have no money down and a good amount of debt (approx.. 60,000 with student, cars, and credit cards.) Would I be able to get a mortgage to buy a three family home and rent out two of the floors? If I was to roll my debt into the mortgage and take out a $ 200,000 mortgage (debt, house, and fix-up money) I could pay the mortgage with my paycheck each month, no questions. First time buyer

Ummmm….A lot depends on the value of the property. While you might be able to afford a $ 200,000 loan with your normal income, what the lender will consider as more important is the value of the property. If the property is not valued at more than $ 240,000, they would probably not lend the amount you want.

Though water is one of the earth’s vital elements, it can cause major trouble for anyone battling plumbing issues in their home. A plumbing problem is one of the worst things that can happen to a home. Luckily, homeowners have a lot of ways to avoid plumbing issues and ways to minimize the effects of those issues when they happen.

Keep a strainer over every drain in your house to prevent stray debris from clogging your pipes. Your kitchen sink strainer must be cleaned whenever it catches anything. Bathtub drains should be cleaned regularly as well.

To increase the useful life of your garbage disposal, clean it out regularly. If your garbage disposal begins to emit a bad smell, run some dish detergent and citrus rinds through the cycle to make it smell fresher.

Heading into the cold season is an ideal time of year to schedule a tune-up for the hot water tank system in your home. This can save money on your utilities because your hot water won’t work quite as hard to make the water warm.

If you find there is water accumulating near the heating element in your home, shut off the water in your home immediately. If you don’t take care of it, a minor leak can become something big, and the valve will be much harder to shut off.

Do not tighten a pipe too much, this can be as bad as not tightening it. You can damage threads and run the risk of cracking the pipe; make sure to tighten it just enough to stop leaks, not more.

You need to always be aware of the location of the primary water cut-off valve on your piece of property. There should be a water meter either on it or possibly close by. Many fixtures, such as sinks or toilets, will have their own valves to shut off the water to them. Show every family member where the valves are, and add markings showing how to turn them off in case of emergency.

Check out any loose tiles to see if they are indicative of water damage. Press the tiles to see if they “give,” which could be a sign of a leak. Using your discernment when viewing the tiles, you can handle the problem more effectively.

The dryer has a lint trap that must be kept clean. This will save a ton of trouble for you, it will also prevent fires. Be sure to inspect the lint screen for any tears or holes. That could result in lint traveling down your pipes, and that may result in clogs and other issues that have to be dealt with.

Maintain your plumbing regularly to prevent leaks in your sink and faucet. A leak can waste as much as 150 gallons per day, so consistently checking your pipes and waterlines for cracks and leaks is important. Regular maintenance will prevent significant wear and tear.

For homeowners interested in energy-conserving appliances, you might consider the tankless water heater model. Tank-less hot water heaters work differently that conventional heaters. Rather than keeping a large amount of water heated in case you may need it, they only heat water when it is triggered by you needing hot water. These water heaters will save you money, as they are not wasting energy to heat water that you are not using.

You can avoid plumbing issues if you know what to do and have the tools at hand to work with. A homeowner who learns about plumbing will make wiser decisions and be able to avoid dangerous plumbing issues. Also, that savvy homeowner who researches everything and prepares for undertaking a plumbing issue before it really begins is better able to repair the problem more quickly and easily.
